Passive Income
After funding, expect to receive regular cash payments based on the interest or performance of the property. The length of time depends on the project and returns, which can be between 6 months or up to 5 years. At the end of the term, your initial funds will be returned to you. For equity partnership, you will also receive your share of the appreciated value in cash.

How you money is protected?
Promissory Note
This is a legal document that includes the structure of the loan such as the principal amount borrowed, the returns, the repayment schedule, collateral or security provided, and the repercussions of a default.
Recorded Mortgage
This is a legal document that is recorded with the county where the property is located. This will place a lien on the property as security for the loan.
We form an LLC together
For partnerships that includes equity along with cash flow, we form an Limited Liability Company (LLC) together that will hold the title/deed of the house. We include all the details of the partnership and terms on the company's Operating Agreement.
Joint Venture Agreement
Depending on how we structure the terms, sometimes we use a JV Agreement to form the partnership. This is always reviewed by an business entity attorney licensed in the state.
Title Company
We use reputable title companies licensed in Texas or Florida to handle all the paperwork and closing procedures. We always pay for a title commitment to ensure the property is clear or any ownership issues or land rights.
Financial Statements
We use professional CPAs to create our financial statements on a monthly or quarterly basis that will be shared with you, the lender. We provide clear transparency on how the property is performing so you know your investment projections.
